How to make online registered rent Agreement in Pune, Mumbai and rest of Maharashtra?
Ans: Before we start with the online process of making registered rent agreement, lets elaborate the entire process of making Registered Rent Agreement manually.
A rent agreement which is registered by Property Registrar Office (Government body) is known as a registered agreement.
In the case of registered rent agreement, there is two types of Government fees which needs to be paid by the parties associated with the agreement.
1. First fees: Stamp Duty.
2. Second fees: Registration Fees.
Both the above fees are calculated on the basis of (i) Rent of the house (ii) Security deposit to be paid by the tenant to the owner and (iii) the location of the property, (i.e either Corporation, Cantonment or Gram Panchayat). Apart from the above fees, there are also other fees like,
1. Professional fees
2. Facilitation fees
The above fees to be paid to Lawyer/ Service Providers who will undertake the task of arranging:
(i) the format of the agreement,
(ii) collecting the Id proofs and taking the printouts, paying the government fees above
(iii) Submitting all the documents in the Property Registrar Office.
(iv) Taking the bio-metric finger print and photos of the parties (Owner and the tenants)
at the Property Registrar Office and
(v) Delivering the Original hard copy of the rent agreement, once it is registered.
Manual Process: – In the manual process, step 3 and step 4 are done at the Property Registrar – Government Office. For biometric scanning and photo of the parties to the registered rent agreement , appointment has to be booked at the property registrar office and based on the openings after waiting in the queue, the biometric scans and photos of the parties to the agreement (owner and tenants) are taken.
Then the agreement is scanned and uploaded online to the Government portal, so that it can be accessed and downloaded whenever required. Hard copy of the Registered Rent Agreement can be collected within the same day or any other day, depending on the speed of work at the Property Government Office.
Online Registered Rent Agreement:- The Online Process is pretty simple and all the above steps (i) – (v) are done at any place at the convenience of the parties (owner and tenant). They are done through the Government Portal: IGR Maharashtra. Infact there is no requirement for any Hard copies of Id proofs and Address proofs to be submitted, and there is no manual scanning done. Its all taken and submitted online.
The two documents which are mandatory for making the registered rent agreement are:
Aadhaar Cards of both the Parties (Owner & Tenants)
PAN Cards of both the Parties (Owner & Tenants)
The Online Registered Rent Agreement is then authenticated by verifying the Aadhaar Card data of the parties through the biometric fingerprint scans and cross-referencing it with the UID data Online.
Hence, making Online Registered Rent Agreement is convenience, cost effective and faster compared to the manual process of making Registered Rent Agreement.
